Changing Criteria for Brick-and-Mortar Tenants in the Age of Electronic Commerce, Suggests the WSJ

The Wall Street Journal (Esther Fung) published an article reporting on Google's plans to lease space in the Westside Pavilion, in Los Angeles. The article is accessible here, on the WSJ website. An interesting takeaway: with the continued expansion of electronic retail and commerce, some brick-and-mortar retail landlords are changing their criteria for selecting tenants - "medical offices and fitness centers", for instance, are growing more attractive to such landlords, given their enduring potency despite ​the growth of electronic retail and commerce. It will be interesting to examine, in the coming years, how strongly this trend takes hold.

Bloomberg: Shopping Centers Adopting New Business Model

This article by Bloomberg (read here) describes a resurgence of the short-term lease business model, an adaptation to the recent failure of brick-and-mortar retail venues to compete with online merchandizers and services, like Amazon. Shopping center landlords are approving lease terms as short as six months!
